Ask a Palm Coast resident which neighborhood they live in, and you’ll often get a letter, not a name — “I’m in the P Section” or “we’re in the F Section.” For out-of-area buyers, this system is genuinely confusing at first. Here’s the plain-English guide to how Palm Coast is organized and where the county’s best-known gated communities fit into that grid.

Where the Letter Sections Came From

Palm Coast was conceived in 1969 when the ITT Corporation purchased several thousand acres in Flagler County to build a large planned community; the city itself didn’t incorporate until 1999. ITT’s planners organized the development so that every street within a given section starts with the same letter — a practical system that simplified lot sales and utility planning at scale. More than 50 years later, longtime residents still describe their address by section letter rather than neighborhood name.

Reading the Letters

The expansive P Section is actually two communities in one: Belle Terre to the north and Pine Grove to the south. The F Section is built around a network of saltwater canals with direct access to the Intracoastal Waterway, making it popular with boaters. Palm Harbor, Palm Coast’s very first planned neighborhood, offers 23 miles of saltwater canals of its own. If you’re house-hunting by section letter, it’s worth asking your agent for a section map early — the letters alone don’t tell you much about lot size, canal access, or proximity to the coast.

Beyond the Letters: Named Gated Communities

Not everything in Palm Coast follows the letter system. Several named gated and golf communities sit within or adjacent to the broader grid, each with its own HOA and amenity package. Grand Haven, on the Intracoastal Waterway, is built around a Jack Nicklaus Signature golf course. Hammock Beach and Ocean Hammock, on A1A south of Flagler Beach, are oceanfront communities with two nationally ranked golf courses between them.
