With approximately 900 homes, most priced above $400,000, the community is nearly built out, meaning most Deerwood transactions today are resales rather than new construction. The neighborhood’s defining physical features — large lots, mature tree canopy, and abundant lakes and preserve land — set it apart from the newer, denser master plans further south in St. Johns County.

Community life in Deerwood centers on the Deerwood Country Club, built around a par-72 golf course designed by George Cobb, along with tennis courts, a pool, a fitness center, and club dining. Club membership is optional and entirely separate from home ownership — you can buy in Deerwood without joining — but golf, tennis, fitness, and aquatics access requires joining the member-owned club under its own membership categories and dues.
