What sets Nocatee apart from most master plans in the region is the sheer scale of its resident-only amenities, funded through the community’s CDDs. The two centerpieces are Nocatee’s water parks — Splash Water Park and the newer Spray Water Park — which most competing communities simply cannot match. Add to that two YMCA facilities, the Nocatee Greenway trail network, a skate park, dog parks, and the Nocatee Town Center’s shops, restaurants, and farmers market, and the amenity package is the primary reason many buyers choose Nocatee over a smaller, quieter community.

Nocatee is a CDD community, and because it was built in phases over two decades, CDD assessments vary meaningfully by village and by how much bond debt remains on that section — expect a range of roughly $1,500 to $3,500 per year, billed on the property tax bill. On top of the CDD, most villages also charge a separate HOA due that funds village-level landscaping and, in gated or more heavily amenitized villages such as Coastal Oaks or Del Webb Nocatee, additional private clubhouses and pools. Nocatee is unusual in having three K-8 schools physically inside the community — Pine Island Academy, Valley Ridge Academy, and Palm Valley Academy — plus Crosswater High School, which opened to serve Nocatee directly. Depending on the specific village and street, some Nocatee families are zoned instead to Allen D. Nease High School. As with anywhere in St. Johns County, school boundaries can shift as new schools open, so always confirm current zoning for a specific address with the district before buying.

Nocatee sits just inland from Ponte Vedra Beach, with the beach itself roughly 15–20 minutes east. Downtown Jacksonville and the Southside business district run about 25–30 minutes north, historic downtown St. Augustine is roughly 30 minutes south, and Jacksonville International Airport is about 35–40 minutes away. The Nocatee Town Center anchors the community itself, so day-to-day errands rarely require leaving.
