About Ponte Vedra Beach

Ponte Vedra Beach is a large unincorporated community in the northeast corner of St. Johns County, on the barrier island between the Atlantic Ocean and the Intracoastal Waterway, roughly 18 miles southeast of downtown Jacksonville and about 26 miles north of St. Augustine. The area began as Mineral City after mineral sands were discovered in 1914; the National Lead Company bought the mining operation in 1921 and later developed a resort, and in 1929 the settlement was renamed Ponte Vedra after the Spanish coastal town. The Ponte Vedra Inn & Club opened in 1928 and is still the anchor of the original oceanfront district.

Two ZIP codes cover the area. 32082 (Ponte Vedra Beach) is the older, coastal section along A1A and Ponte Vedra Boulevard, home to Sawgrass, Marsh Landing, The Plantation, Old Ponte Vedra and TPC Sawgrass. 32081 (Ponte Vedra) was designated in 2006 for the southern, inland section and is essentially the St. Johns County portion of Nocatee. Both are unincorporated, so county government, county codes and the St. Johns County School District apply throughout.

Housing ranges from oceanfront estates on Ponte Vedra Boulevard and golf-course homes inside gated clubs to condominiums, villas and new construction in Nocatee. Because there is no city government, most rules on rentals, architecture and fees are set by each community association, which is why we break the area down neighborhood by neighborhood below.

Neighborhoods within Ponte Vedra Beach

Sawgrass Country Club. A gated community of roughly 1,250 acres and about 1,460 homes between A1A and the ocean, started in 1979 around a club founded in 1974. The club has 27 holes (East and West nines by Ed Seay, a South nine by Robert Walker opened in 2015) and hosted the Tournament Players Championship from 1977 through 1981. It includes 16 single-family neighborhoods, condominium and townhome sections, beach condos east of Ponte Vedra Boulevard, and a members’ oceanfront beach club. HOA fees apply; no CDD.

TPC Sawgrass / Sawgrass Players Club. A gated community of about 1,584 residences in 16 neighborhoods west of A1A, built since 1982 around the Stadium and Dye’s Valley courses. HOA fees apply; no CDD. See our TPC Sawgrass homes for sale page.

Marsh Landing Country Club. A gated community on the Intracoastal side with a 24-hour staffed gatehouse, more than 1,100 residences on roughly 1,700 acres, and an 18-hole par-72 private course by Ed Seay of Arnold Palmer Course Design. Development began in 1989. Homes are mostly custom single-family, from about 2,000 to over 22,000 square feet; the Harbour Island enclave has private docks and yacht-basin slips with deep-water access. HOA fees apply; no CDD.

The Plantation at Ponte Vedra Beach. A gated, 650-acre community of 579 homes started in 1987, with an Arnold Palmer Signature 18-hole course, a 40,000-square-foot clubhouse, tennis and pickleball, and an oceanfront beach club. HOA fees apply; no CDD. See our Plantation at Ponte Vedra Beach page.

Old Ponte Vedra. The original residential district around the Ponte Vedra Inn & Club, The Lodge & Club and the Cabana Club, a few blocks from the ocean along Ponte Vedra Boulevard. Roughly 600 homes on large lots with lagoon and golf views, dating from about 1970 onward, many rebuilt. No HOA dues and no CDD. Club membership is separate from home ownership.

Ponte Vedra by the Sea and the A1A oceanfront. South of the Sawgrass and Plantation gates, A1A runs past oceanfront lots and small beach-side subdivisions. Ponte Vedra by the Sea is one of these, with homes built mainly from the mid-1980s to mid-2000s, beach access and a modest HOA. This corridor, continuing south toward Mickler’s Landing, is where most non-gated and oceanfront single-family inventory in 32082 is found.

Nocatee / Ponte Vedra 32081. The master-planned community by The PARC Group, one of the best-selling master-planned communities in the country, with its own Town Center, Crosswater Hall, water parks, greenway trails and dozens of neighborhoods from townhomes to estate lots. Beaches, Guana Preserve & Outdoor Life

Ponte Vedra Beach’s shoreline is mostly fronted by private homes and clubs, so public beach access is concentrated at a few county and state parks. Vehicles are not permitted on the beach in Ponte Vedra, unlike the driving beaches farther south in St. Johns County.

Mickler’s Landing Beachfront Park on A1A at the south end of 32082 is the main public access, with a large parking lot, restrooms, outdoor showers, a dune boardwalk and an accessible path. It is known for pink-tinged coquina sand and shark-tooth hunting, and dogs are allowed on leash. The county has periodically closed the lot during beach renourishment work.

Guana Tolomato Matanzas National Estuarine Research Reserve (GTM) begins just south of Mickler’s and protects about 76,000 acres from Ponte Vedra Beach to Palm Coast. The northern section, headquartered at 505 Guana River Road, has more than 10 miles of hiking and biking trails, kayak launches, fishing, and three beach-access lots (North, Middle and South) along A1A. Parking is $3 per vehicle; the visitor center is open Tuesday through Saturday.

On the Intracoastal side, Marsh Landing’s yacht basin and private docks give boaters deep-water access to the ICW, and Nocatee’s greenway trail system links its neighborhoods and parks.

Golf, Clubs & THE PLAYERS

TPC Sawgrass opened in 1980 with the Pete and Alice Dye Stadium Course, whose par-3 17th island green is one of the most photographed holes in golf. THE PLAYERS Championship has been played here since 1982 and is now held each March, and the PGA Tour’s headquarters sits on the property. A second course, Dye’s Valley, is also on site.

Ponte Vedra Inn & Club has two courses: the Ocean Course (Herbert Strong, 1928, later reworked by Robert Trent Jones Sr. and Bobby Weed), credited with the first island green ever built on its 9th hole, and the Lagoon Course (Jones and Joe Lee, redesigned by Weed). The resort has held AAA Five Diamond status every year since 2002. Membership is private and separate from residency in Old Ponte Vedra.

Sawgrass Country Club (27 holes), Marsh Landing Country Club (18 holes) and The Plantation (18 holes) each serve their own gated communities with golf, tennis, pools and dining; Sawgrass and The Plantation also have oceanfront beach clubs. Membership terms, initiation fees and whether membership is required with a purchase vary by club and change over time, so we confirm current requirements with each club before you write an offer.

Dining & Shopping

Daily needs in 32082 center on Sawgrass Village at 215 Tourside Drive, across A1A from TPC Sawgrass. Tenants include Publix, CVS, Aqua Grill, Nona Blue Modern Tavern, Metro Diner, Foxtail Coffee, Peterbrooke Chocolatier, Bluemercury and a group of boutiques and services. More shopping and restaurants line A1A north toward Jacksonville Beach, and the Ponte Vedra Inn & Club and The Lodge & Club offer resort dining and spa services on the oceanfront. On the 32081 side, Nocatee Town Center has its own dining, retail and services.

Mayo Clinic Florida, at 4500 San Pablo Road in Jacksonville, opened in 1986 and now covers about 600 acres at San Pablo Road and J. Turner Butler Boulevard, the expressway linking the beaches to downtown. From Sawgrass or Marsh Landing the drive is typically 10 to 15 minutes, which is why many Mayo physicians and staff look in Ponte Vedra Beach.

Schools Serving Ponte Vedra Beach

All of Ponte Vedra Beach and Ponte Vedra is served by the St. Johns County School District. Public school assignment depends on the specific address, and the district adjusts attendance zones as new schools open (new K-8 schools are scheduled for 2026-27), so confirm any address with the district’s Attendance Zone Locator before relying on it.

The 32082 beach-side neighborhoods are generally zoned for:

  • Ponte Vedra Palm Valley / Rawlings Elementary (PVPV-Rawlings)
  • Alice B. Landrum Middle School
  • Ponte Vedra High School

The 32081 / Nocatee neighborhoods are generally zoned for K-8 academies such as Valley Ridge Academy (opened 2014), Palm Valley Academy (2018) and Pine Island Academy (2021), feeding Allen D. Nease High School, with a further K-8 planned for the 2026-27 year.

Private and faith-based schools are also available in Ponte Vedra Beach and the Jacksonville Beaches. School grades are published by the Florida Department of Education; review those directly.

Short-Term Rentals & Investment Notes

Ponte Vedra Beach is unincorporated, so short-term vacation rentals fall under St. Johns County’s rules (Land Development Code Article II, Section 2.02.04.B.19, adopted in 2021). Each unit rented short term must be registered with the county and renewed every 12 months, with an application, sample rental agreement, local business tax receipt, Florida DBPR transient lodging license, Florida Department of Revenue sales tax certificate, affidavit and registration fee. Occupancy is capped at two transient occupants per sleeping room or common area (maximum of 10, excluding children 12 and under), with one off-street parking space per three occupants and no boats, RVs or trailers on streets or front yards. The county notes the rules apply in unincorporated areas east of the Intracoastal, with certain homestead and association exemptions. Rental income is subject to Florida’s 6% sales tax plus the county’s 5% Tourist Development Tax.

The bigger constraint in Ponte Vedra Beach is usually the HOA, not the county. The gated club communities (Sawgrass Country Club, Sawgrass Players Club, Marsh Landing, The Plantation) and most Nocatee neighborhoods have recorded covenants with minimum lease terms, commonly 30 days to six months or longer, which effectively prohibit nightly rentals. Old Ponte Vedra has no HOA, and parts of the A1A oceanfront have lighter restrictions, which is where STR buyers tend to look. Before you purchase with rental income in mind, we pull the recorded declaration and amendments for that specific subdivision and confirm county registration status; covenants can be amended after you close.

For long-term-hold buyers, the main story is supply: no incorporated city, little developable land on the beach side, and preserved land to the south. Nocatee supplies most new construction; the 32082 side is largely resale and rebuild.

Location & Commute

Ponte Vedra Beach sits at the north end of St. Johns County, bordered by Jacksonville Beach (Duval County) to the north, the Intracoastal Waterway to the west and the Guana preserve to the south. Approximate drives from central Ponte Vedra Beach:

  • Downtown Jacksonville: about 18 miles via J. Turner Butler Boulevard (FL-202) and I-95 or Atlantic/Beach Boulevards; roughly 30 minutes outside of peak traffic.
  • Jacksonville International Airport (JAX): about 32 miles, typically 40 to 45 minutes via Butler Boulevard and I-295 / I-95.
  • Mayo Clinic Florida: 10 to 15 minutes via San Pablo Road or Butler Boulevard.
  • St. Augustine: about 26 miles south, 35 to 45 minutes via A1A (the scenic coastal route through Guana and Vilano Beach) or via US-1 / Palm Valley Road.
  • Nocatee Town Center: 10 to 20 minutes from the beach side via Palm Valley Road and Nocatee Parkway.

The main routes are A1A along the coast, Palm Valley Road and the Palm Valley Bridge over the Intracoastal, and Nocatee Parkway to US-1 and I-95. The area is car-dependent; there is no rail transit.
