“St. Johns” is a postal name, not a city. The 32259 ZIP code covers unincorporated northwest St. Johns County between the St. Johns River and Interstate 95, with Julington Creek and Duval County (Mandarin and Bartram Park) to the north. The Census counts most of it as the Fruit Cove census-designated place, which grew from 5,904 residents in 1990 to 32,143 in 2020; the full ZIP is estimated at roughly 78,000 people across about 55 square miles. The housing stock reflects that growth: most homes date from the late 1990s onward, built in waves of master-planned communities as each new road opened.

Two corridors organize the area. State Road 13 runs north-south along the river through Fruit Cove and Switzerland, home to the older neighborhoods, riverfront estates and larger wooded lots. Race Track Road and Longleaf Pine Parkway run east-west from SR 13 toward I-95 and SR 9B, where Julington Creek Plantation, Durbin Crossing, Aberdeen and Durbin Park sit. Farther south, County Road 210 links I-95 to a second cluster of communities that share the “St. Johns” identity even though some carry 32092 or 32095 mailing addresses.

The draw for buyers is St. Johns County public schools, newer construction, community amenities and river or creek access within a 20 to 30 minute drive of Jacksonville’s Southside. Prices range from townhomes in the $200s and $300s in newer developments to riverfront estates on SR 13 at the top of the county market.

Communities in 32259 and along CR 210

Fruit Cove and Switzerland (SR 13 corridor). The oldest part of the ZIP, named for the citrus groves that once lined the river: established subdivisions such as Cunningham Creek Plantation, custom homes on acreage and direct river frontage. Each subdivision is different, and many older streets have no HOA or CDD at all.

Julington Creek Plantation. The area’s anchor community: about 4,120 acres, roughly 5,800 homes, more than 100 lakes, 1,200 acres of preserve and seven miles of trails. Its CDD runs the aquatic center, recreation center, fitness facilities, tennis and programs; a separate golf club sits inside. Homes span 1990s resales to newer builds.

Durbin Crossing. Established in 2003 between Longleaf Pine Parkway and Race Track Road, with north and south amenity centers and pools maintained by the Durbin Crossing CDD. It is the closest large community to Durbin Park and the SR 9B on-ramp.

Aberdeen. About 520 parcels off Longleaf Pine Parkway built between roughly 2007 and 2021, with pool, fitness center, courts, clubhouse and dog park. Published sources indicate no CDD and a low HOA fee, unusual for this area; verify on any specific listing.

RiverTown. A Mattamy Homes master plan on the St. Johns River south of Switzerland, with the RiverLodge, RiverHouse and RiverClub amenity campuses (lazy river, lagoon pool, fitness, amphitheater, trails), six neighborhoods including the 55+ WaterSong section, and Hallowes Cove Academy (K-8), opened inside the community in 2025. Townhomes, villas and single-family homes are still being built.

Beacon Lake. On CR 210 east of I-95, about 630 acres around a 43-acre paddle-only lake with a beach and the 8,200-square-foot Lake House (zero-entry pool, splash park, tennis, pickleball). Lakeside Academy (K-8) is inside the community; roughly 1,476 homes at buildout.

Shearwater. A Freehold community on CR 210 west of I-95 (32092 address) centered on the Kayak Club (lagoon pool, lap pool, lazy river, slide tower), a Fitness Lodge, lighted clay tennis courts, a kayak launch on Trout Creek and a large trail network.

Cimarrone Golf & Country Club. A golf community off CR 210 about three miles west of I-95 exit 329, built around a par-72, 6,891-yard semi-private course. Patio homes to estate lots; local listings commonly note no CDD (verify on the tax bill).

South Hampton. West of I-95 off CR 210 (32092 address), around the Mark McCumber-designed Golf Club at South Hampton, with larger homes on golf and lake lots.

Glen St. Johns. Off CR 210 near I-95 (32092 address), with pool, fitness center and parks. It has an HOA and a CDD; on many but not all lots the builder prepaid the CDD debt portion, so assessments vary lot by lot.

St. Johns Golf & Country Club. A golf-cart community off CR 210 with an 18-hole, 7,250-yard course and a CDD that manages the amenities.

Bartram Park edge. The north side of Race Track Road backs up to Jacksonville’s Bartram Park. At least one neighborhood, Bartram Creek Preserve, sits in Duval County despite a 32259 ZIP code, which changes the school district and tax bill. Confirm the county on the property appraiser record, not the mailing address.

Durbin Park, Shopping and Dining

Durbin Park, at the junction of SR 9B, I-95 and Race Track Road, is the area’s retail center and is entitled as a 1,600-acre mixed-use project. The first phase, The Pavilion at Durbin Park, opened in 2019 with Walmart and The Home Depot and now includes a 12-screen Cinemark, Ross, Burlington, Old Navy, Petco, Ulta, urgent care and restaurants such as Mellow Mushroom, Keke’s, Bonchon and Kazu. Later phases are planned for more than a million square feet of additional retail, office, hotel and apartment space.

The biggest recent addition is medical: UF Health is building a 42.5-acre campus at Durbin Park with a 150-bed hospital (groundbreaking February 2024, planned to open in mid-2026), a medical office building and an ambulatory surgery center. The Bass Pro Shops once announced for Durbin Park East ended up at World Commerce Center near International Golf Parkway instead.

Closer to the river, SR 13 and Race Track Road have grocery-anchored centers (Julington Marketplace, the Shoppes of Aberdeen, several Publix stores) and local spots such as Julington Creek Fish House & Oyster Co. and Back 40 Urban Fresh; the CR 210 corridor has its own grocery and dining cluster near I-95. For the St. Johns Town Center and larger malls, residents drive north on I-95 or SR 9B to Jacksonville’s Southside, about 20 to 25 minutes.

Public schools here are part of the St. Johns County School District. Zoning is by street address, not by community or ZIP code, and boundaries are redrawn as new schools open; two more K-8 schools open in 2026-2027 under a rezoning approved in November 2025. Parks, River and Outdoor Life

The St. Johns River is the ZIP’s western boundary, and Julington Creek, fed by Durbin Creek and Big Davis Creek, forms the northern edge. Both are navigable by paddlecraft, and the Bartram Canoe Trail runs from Durbin Creek into Julington Creek.

Alpine Groves Park (2060 SR 13, Switzerland) is a 54.5-acre county park on the river, once an early-1900s orange plantation, with a restored farmhouse, fishing pier, butterfly garden, ADA nature trail, playground and rentable pavilion.

Veterans Park (1332 Veterans Parkway) is a 50-acre active park with six lighted fields, basketball and pickleball courts, a skate park, dog park, playground and an Armed Forces memorial.

Julington Creek Plantation Park (3060 Race Track Road) is a 21-acre county complex with lighted fields, playground and pavilion, and Mills Field at Race Track Road and SR 13 has baseball, softball and tennis. County boat ramps at Trout Creek, Riverdale Park (981 CR 13) and Palmo Road give trailer access to the river, and across Julington Creek the 2,031-acre Julington-Durbin Preserve has hiking, biking and equestrian trails.

HOA and CDD Fees: What to Expect

Many communities here were built with a Community Development District (CDD), a special-purpose local government under Chapter 190, Florida Statutes, that issues bonds to build roads, drainage, landscaping and amenity centers, then assesses each lot to repay them. Julington Creek Plantation, Durbin Crossing, RiverTown, Beacon Lake, Shearwater, Glen St. Johns and St. Johns Golf & Country Club have CDDs; Aberdeen and Cimarrone do not.

A CDD assessment has two parts. The debt (bond) portion repays the original infrastructure bonds until they mature; in older communities it may be partly or fully paid down, and some districts allow prepayment. The operations and maintenance (O&M) portion covers landscaping, amenity staff, insurance and repairs and continues indefinitely. Both appear as non-ad valorem lines on the St. Johns County property tax bill, so they are part of escrow rather than a separate monthly payment. Amounts vary widely by community, lot size and bond age; Beacon Lake’s published range for 2025-2026, for example, is roughly $1,800 to $3,300 per year.

Most communities also have an HOA that enforces covenants and may charge a separate club or amenity membership. Before writing an offer, ask for the current tax bill, the HOA budget and the CDD assessment schedule for the specific parcel; fees can differ between two homes on the same street.

Location and Commute

The biggest infrastructure change of the past decade was the 2018 completion of State Road 9B, a 5.5-mile freeway from I-295 south to County Road 2209 with interchanges at I-95, US 1 and Race Track Road. It gives Durbin Crossing, Aberdeen and Julington Creek Plantation a direct route to the Southside and St. Johns Town Center without using SR 13, and is slated to become Interstate 795.

The county is widening County Road 2209 (St. Johns Parkway) into a four-lane divided road that will eventually run 7.7 miles from CR 210 to SR 16, a north-south alternative to I-95 between Race Track Road, CR 210, SilverLeaf and World Golf Village.

Typical drives: downtown Jacksonville is about 19 to 24 miles north via SR 13 through Mandarin or via I-95, roughly 30 to 40 minutes depending on route and time of day; Mandarin’s shopping is 10 to 15 minutes from most of Fruit Cove; historic downtown St. Augustine is about 25 miles south, roughly 35 minutes. Fruit Cove and Switzerland along SR 13 have the longest highway access times; communities near SR 9B and CR 210 the shortest.
